Rental & Application Policy:
When You Apply
- A non-refundable $50 application fee is required for each applicant.
- Every individual 18 years or older who will reside in the property must submit a separate application.
Identification Requirement
- All adult applicants must present a valid government-issued photo ID.
All adult applicants will undergo comprehensive screening, including
- Criminal history
- Eviction history
- Creditworthiness.
Landlord Verification
- Previous landlords listed on the application will be contacted to confirm rental history.
Lease Term
- The standard lease term is 12 months, unless otherwise specified or negotiated in writing.
.Pet Policy
- Pet approval is solely at the discretion of the landlord. If approved:
- A non-refundable pet fee is required.
- Monthly pet rent may also apply.
- NO pitbulls, rottweilers, puppies under 1 year of age
Security Deposit / Pet Fee
- The security deposit is equal to one month’s rent and is required at the time of lease signing.
- This deposit cannot be applied toward the final month’s rent under any circumstances.
- If a pet is approved, the
non-refundable pet fee is also due at lease signing.
Credit Requirements
- Applicants must have a minimum credit score of 650, unless negotiated otherwise.
- Previous evictions will not be accepted.
Income Requirements
- Household income must be at least twice the monthly rent, verified through:
- Bank statements
- Cancelled checks
- Pay stubs
Lease Activation Requirements
- The lease becomes legally binding only when:
- The security deposit is fully paid
- The lease is signed by all necessary parties
Occupant Requirements
- All individuals residing in the property must be named on both the application and the lease.
Application Completion
- Applications must be fully completed and all fees paid to be considered. Submitting an application indicates consent to this policy but does not guarantee approval or obligate management to sign a lease.
First-Come, First-Served Processing
- Applications will be approved based on the order of completion, which requires:
- Payment of the application fee
- A valid ID uploaded
- All necessary documentation submitted
